Property Sourcing & Evaluation

Find and assess suitable properties within your chosen location(s).

  • Leverage our long-term relationships with real estate agents and professional property sourcing tools to explore potential investments in your chosen location(s).

    This may include off-market and pre-market opportunities. We evaluate properties against our strict investment criteria and check access to amenities, lifestyle factors, transport, schools, shopping, and more.

    These criteria will support one of your key  objectives — attracting the best tenants to minimise risk and future vacancies. We also look at comparable sales and future development opportunities to determine market value.

Step 5

Negotiation & Purchase

4-7 Business Days

Streamline the purchase process, from price negotiations and due diligence to settlement.

  • Once you’ve chosen a suitable property, your buyer’s agent works on your behalf to negotiate the purchase for the best deal — and quickly secures your asset against competing offers.

    During the 60-90 day contract period, we organise due diligence and project manage your service providers, including advisors, broker, lender, solicitor, conveyancer, and building and pest inspectors. We keep you updated at every step so you can feel confident in your new investment property and get excited for settlement and handover!

  • A buyer’s agent (also called ‘buyer’s advocate’) is a property professional engaged by the buyer to research, find, evaluate, and/or negotiate on properties. Unlike real estate agents (who represent the seller), a buyer’s agent solely represents the buyer’s interests and acts on their behalf.

  • Like most other buyer’s agents in Sydney, our fees vary depending on the level of support you need. After your free intro call and strategy call, we can put together a no-obligation proposal that outlines how we can support you — and any associated costs.

  • Yes, we work on a fixed fee (flat rate) basis. A good buyer’s advocate will be incentivised by your success (and hopefully your return business and recommendations), not the size of your purchase. So, be wary of buyer’s advocates that operate on a % commission basis.

  • Unless you’re already an experienced investor and have time to spare, a good buyer’s agent will likely be worth it. We help to ensure you get the right property for the right price so that you save money (and time) upfront, and increase the value of your portfolio in the long run.

  • You might not need a buyer’s agent to become successful. But if you’re like most busy professionals, you’ll struggle to find enough time to develop a deep understanding of property markets and investing strategies. And you’ll find it difficult to manage the research and purchasing process alongside a demanding career.

    There’s also no shortcut for the experience, confidence, and industry contacts you could get from a buyer’s agent. For most people, the DIY approach will mean losing valuable time and opportunities — and increases the risk of costly mistakes.

  • There are many reasons why property investors engage a buyer’s agent. Some of these include accessing better deals, partnerships, and a professional network via your buyer’s agent.   • Not all buyer’s agents are the same, so you’ll need to do your homework to find one that’s right for you. Look at their results (check out our case studies), attend the free consultations, see if you like their strategy, and ask about their personal experience as a property investor.

    Long-term investing experience is critical. You’ll find a lot of providers that got started recently and did well during the boom, but lack long-term experience in a range of markets and conditions. Ideally, your buyer’s agent has invested in Australian real estate over multiple market cycles and a number of years — so that you can leverage the learnings and avoid the mistakes that only real-life experience can bring.

    You should also find out their inclusions (and fees) as these vary considerably between agencies.
